Every project starts with a project idea. A feasibility study serves to analyse technical and, in particular, economic feasibility of a project. Rödl & Partner coordinates the preparation of the study, engages partners responsible for technical aspects, and handles profitability-related issues as well as those relating to project foundations in terms of planning, environmental and energy law. If the result is positive, project development is continued and the next steps to be taken can include e.g. the clarification of financing issues or issues relating to the securing of land plots. The substantiated professional study carried out at the beginning of a project facilitates the structuring of financing aspects involving bankable CF models, which is an important step towards finding financing partners.
Project finance always involves a detailed analysis of potential risks. It is necessary to identify a project-specific risk/reward ratio, which is an important indicator for the investor and the financing bank. In this context, already at the stage of a financing inquiry, Rödl & Partner (as with the due diligence process in project acquisitions) prepares comprehensive risk management documentation where all technical, legal and regulatory risks are pointed out and marked in terms of their relevance (probability of materialisation and impact).
The financial plan builds on this risk management and enables a structured approach involving various financing partners. Rödl & Partner is known to commercial banks and international financing institutions as partner conducting the evaluation of investment projects and, therefore, has a good network of contacts in this area.
In projects not assisted by a project developer Rödl & Partner assumes the role of the investor’s „right hand” and takes over numerous coordinating activities. The services performed by our service lines are directly correlated with the project progress thanks to interdisciplinary collaboration of the involved teams. Project management – where other technical planning offices are also involved – and project controlling (actual vs. target performance comparison for business planning) is of major importance for completing the project at the scheduled date and, consequently, for moving it to the operation phase.
